Why commercial systems are different
Commercial systems often run longer hours, serve more people and include larger ductwork, rooftop units and multiple zones. Cleaning them takes more planning, and the reasons to clean are usually tied to specific events.
Five common reasons
1. Construction or a tenant fit-out
Renovations can leave debris in HVAC components. NADCA recommends verifying cleanliness after installation or renovation work.
2. Debris or odors from the vents
Dust blowing from diffusers or persistent odors when the system runs are common triggers for an inspection.
3. Pests or water damage
The EPA lists vermin and substantial mold growth among the reasons to consider duct cleaning; the cause must be fixed first.
4. Planned building maintenance
Many facility managers schedule inspections as part of their maintenance plan, then clean when the inspection shows a need.
5. Before a new tenant moves in
Cleaning between tenants gives the next occupant a fresh start and documents the condition of the system.
